Site Introduction Finder’s Fee – Terms & Conditions

  1. Finder’s Fee

Lock Stock Self Storage will pay a £5,000 finder’s fee for the successful introduction of a site that results in Lock Stock securing and developing a new self-storage location.

  1. Eligibility

The finder does not need to own the site, but must introduce or identify an opportunity not already known to or under active discussion with Lock Stock Self Storage, and provide sufficient information to allow contact with the landowner or controlling party.

Introductions from landowners, agents, contractors, surveyors or local contacts are welcome.

  1. Qualifying Sites

Sites should generally meet the following criteria (although suitability remains at Lock Stock’s discretion):

  • Minimum approximately 0.5 acre.
  • Hardstanding land, yard, development land or under-utilised car park area.
  • Suitable access and visibility.
  • Located within the UK, particularly North & West England, Midlands and Wales.
  • Capable of obtaining planning permission acceptable to Lock Stock for self-storage use.
  • Commercially viable for development.
  1. Valid Introduction Requirement

To qualify for the finder’s fee:

  • Introductions must be submitted in writing to info@lockstock.biz
  • The site location must be clearly identified.
  • The introduction must enable Lock Stock to engage directly with the landowner, occupier or authorised representative.
  • The introduction must be the first valid submission received relating to that site.

Only one finder’s fee will be payable per site.

  1. Payment Conditions

The £5,000 finder’s fee will become payable only once:

Lock Stock has entered into a legally binding lease or purchase agreement, Planning permission (where required) has been granted or deemed by Lock Stock, acting reasonably, to be suitable to allow operation of a self-storage facility and the first storage units have been installed on site.

Payment will be made within 30 days of these conditions being satisfied.

  1. Prior Knowledge

No finder’s fee will be payable where the site is already known to Lock Stock, previously introduced, publicly marketed directly to Lock Stock, or already under negotiation prior to the introduction being received.

  1. Multiple Introductions

Where more than one party introduces the same opportunity, the finder’s fee will be paid solely to the party who first submitted a valid introduction recognised by Lock Stock.

  1. Introduction Validity Period

An introduction will remain valid for 12 months from the date it is received. If no transaction is completed within this period, eligibility for the finder’s fee will lapse unless otherwise agreed in writing.

  1. One-Off Payment

The finder’s fee represents a single one-off payment only. No ongoing commission, profit share or future entitlement will arise from the introduction.

  1. Employees and Connected Parties

Employees of Lock Stock Self Storage, contractors directly involved in acquisitions, and their immediate family members are not eligible for the finder’s fee.

  1. Confidentiality

Details relating to site discussions, negotiations or potential transactions with Lock Stock must be treated as confidential and must not be disclosed to third parties without prior consent.

  1. Discretion

Lock Stock Self Storage reserves the right, at its sole discretion, to determine:

  • Site suitability.
  • Commercial viability.
  • Whether an introduction qualifies under this incentive.
  1. No Agency Relationship

Submission of a site introduction does not create any agency, employment, brokerage or partnership relationship between the finder and Lock Stock Self Storage.

  1. Tax Responsibility

The recipient of any finder’s fee will be responsible for declaring and paying any tax liability arising from receipt of the payment.

  1. Scheme Amendment or Withdrawal

Lock Stock Self Storage reserves the right to amend or withdraw this incentive scheme at any time without notice.
Introductions received prior to any withdrawal will continue to be assessed under these terms.

Our depots are open 24 hours a day, seven days a week, 365 days of the year, so you can access your unit any time with no notice required and no extra cost.

All Lock Stock self storage units are professionally insulated so that your items will be protected from the elements.
